MainStreet developed its "SELL DIRECT" products in 2000 so that Members can offer
their own properties to PRIVATE BUYERS by what is know as "private treaty" and thus
saving of the commissions that are changed by licensed Real Estate Agents.
Our MainStreet Sell Direct product provides a marketing service to the private owners
of residential/rural properties, commercial buildings and businesses.The value of
this service is that it assists owners to deal privately with property or business
Buyers. This can be used to enhance the tentative sale of the property/business
regardless of being listed with a real estate company that will ultimately seek
a commission for the same sale.
The way in which our Sell Direct product delivers this service is by matching the
relevant requirements of Buyers and Sellers and introducing the parties to each
other.This matching process is carried out very efficiently by MainStreet computer
software of which access is provided under advertising licence to each Seller to
monitor their own commission free sale.
For a probation period of 26 weeks all sales, listings and matching are carried
out by MainStreet's head office who assist each Seller with any issues pertaining
to their property or business sale. At the end of the 26 week period the Seller
is provided with additional options that can be taken up by the Seller including
electronic profile marketing across various databases nationally and internationally.
When a Seller uses our Sell Direct product we charge a one off, up-front fee for
these services, which is not related to an actual sale taking place, and because
it does not act for either Buyer or Seller in an agency capacity, it does not infringe
the provisions of the numerous Real Estate Agents Act that operate world-wide. This
has been confirmed by independent legal advice.
In addition, we provide Interest Free Loans to Buyers
and Lines Of Credit where required for business sales and
purchases.
